The three-level atrium at the base of Columbia Center houses more than a dozen retailers offering everything from dining to auto-detailing, with quiet nooks for one or spaces that can fit the whole office. Our new Workout by EXOS gives members a high-end fitness experience, and our 40th-floor Sky Lobby features a state-of-the-art conference center with incredible views. The top floors of the building feature the newly redesigned and expanded Sky View Observatory offering 360 degree views of the region, and the private Columbia Tower Club offers a full service, savvy business club environment. Efficiency & Technology
Columbia Center holds LEED Silver® certification and is ENERGY STAR® rated. Upgrades to the building’s mechanical and control systems maximize conservation and optimize efficiency, resulting in lower operating expenses.
According to the building’s performance metrics*, Columbia Center reached 37% efficiency over baseline consumption for water performance. In addition, Columbia Center has earned an ENERGY STAR® score of 86 points.

With each floor served with it’s own fresh air intake / exhaust fan system and digital controls, the HVAC system provides comfort and efficiency for all tenants; ancillary cooling systems can accommodate high-density areas and server rooms.

48 OTIS elevators service the building. Each bank of cars accesses seven to ten floors. Two freight elevators.

Sky View Observatory
Ranks in Top 11 in the World by Condé Nast Traveler
Located on Floor 73 of Columbia Center, the Sky View Observatory is the tallest public viewing area west of the Mississippi. In 2013, the Sky View Observatory was completely redesigned and expanded to include 360 degree views of Seattle and beyond, a new sleek interior, and floor-to-ceiling exhibits share interesting information about Columbia Center and the surrounding region from each vantage point.
Crown Lighting
Augmenting Columbia Center’s iconic presence as the tallest building in Seattle, the lighting scheme on the top of the building artfully changes the city skyline to recognize holidays and noteworthy occasions. It allows for nightly color changes depending on the date, and also features animations tied to events like a Mariners’ home run, a Seahawks touchdown, or even the changing of the hour.
